~ 300 Square Metres having been renovated Plus a further 144 Square Metres. Total 444 Square Metres (4440 Square feet approx.) ~

~ This French Country House has been extensively, and sympathetically, renovated in a style in keeping with the age and location of the property. All the plumbing has been completely replaced as has the electric wiring and fittings. The new septic tank meets all the modern standards and it too was installed by us as part of the renovations. ~

Our House is situated at the edge of a tiny village in Creuse near Auzances. The village has its own Mairie, Church and Auberge and is well situated to reach several towns and large cities. The local area offers a wealth of opportunities for country living and is so quiet, serene and totally relaxing.

This is a view of the front of the Farmhouse. The front is south facing. The run extends for around 26 metres - about 85 feet. The house itself sits on 2042 square metres of land and is surrounded by the most beautiful open countryside. The house is on 4 levels and we will try and give you a guided tour of the property.

When you enter the door at the far left of the house, you come directly into the kitchen. This spacious room is 5 metres by 5.70 metres. Over 28 square metres or around 280 square feet. The height is 2.7metres, around 9 feet. Beautifully proportioned and ample of space to cook and dine. There is an original pantry built into the rear stone wall. The floor is tile and painted cream.

The island is hand built and houses Habitat storage baskets. There are exposed beams and a spiral staircase that leads to a large upstairs bathroom.

The door from the kitchen leads into the living room.

Coming from the kitchen to the lounge, you will immediately see the wonderful staircase that was hand made in situ and leads to the first floor Master bedroom and another bed/study and then on up to the two attic bedrooms. The floor is painted wood. There are two massive oak beams running north to south with smaller beams running between them.
There is an original stone sink under one of the two large windows. The room is 6.20 metres x 6.60 metres giving us 41 square metres or 410 square feet.

This is the view from a little way up the staircase and highlights the large fireplace. It is 1.65 metres to the underside of the oak beam. That is the door to the kitchen that you can see on the left. Another ancient door.

Through this door you can see into the ground floor guest suite. The original old door sits in the solid stone wall that is over 70cms. (over 28" thick)

In the Guest Suite there are exposed original oak beams and a wide plank oak floor. To the left as you look is a family bathroom with bath, shower and wash hand basin. There is also a separate wc. The area of the Suite in total (bedroom, bathroom and WC)is around 330 square feet. There are two south facing windows to the right and a smaller window in the bathroom giving a view up the river valley.

~ On reaching the first floor, this is the immediate view of the master bedroom. This huge room is 41 square metres. It has three large south facing windows and the door leads to the large family bathroom. The floor is original oak and once again the beams are exposed.~

~ This is the view of the Master Bedroom from the Bathroom door with the staircase winding its way to the upper level. Just out of shot there is a door to Bed 5/ Study and through that there is a further door into the hayloft. ~

~ With its three tall, south facing windows the room is bathed in sunlight. ~

~ This is the view from the Master Bed going into the Main Bathroom. The door to the far right leads down the spiral stairs to the kitchen. There is a separate WC on the right and a large shower cubicle to the right with the washhand basin and unit also. There are two south facing windows plus the large window at the far end which faces west. This room is 280 sq, ft. ~

~ Continuing up the main stairs to the upper floor, this is the immediate view. The exposed beams are just superb and still have the original oak wood "nails". This room is 41 square metres or 410 sq, ft. The floor is painted wood. ~

~ This is the view from the further bedroom looking towards the stairs that we have just ascended. It too has the wonderful exposed beam structure. This is currenty being used as an artist' studio and is 28 sq. metres. ~

~ The height and width of all the rooms can make it difficult to get the idea of space and proportion so we hope these shots to help the vision. The height from floor to apex is 3.10 metres - Just over 10 feet high. ~

~ Back outside the house and you can see the two main doors to the left of the house with the large tree splitting them. The left hand one leads to the kitchen and the right hand door (middle of picture) goes directly into the Living Room. The Large white double doors to the right of the property leads into the ground level of the barn and the smaller door above those is the hayloft door. Both these floors are 36.5 square metres each. In the Barn there is another large fireplace with the outlines of 2 original bread ovens - now filled in. This could well have been the bakery for the village in years gone by. The other double doors to the left and down the incline lead to the caves. There is an entrance way with a large cave under the lounge (housing the hot water tank for the east end of the house) and two other smaller pens that have been used to house animals in the past. There is also a deeper vaulted ceiling cave which has a gated entrance. The two windows above the double doors to the caves are those of the Guest Suite. ~

~ This is the view from the lounge door and facing east. The rock pools and waterfall have been cut from the natural stone incline. ~

~ If you contiue up the path towards the stone wall and turn left, you will begin to see the view to the north, over the meadows and down to the river valley below. The wood storage for the log burners is to the left and you will welcome all that shade in the long hot summers. ~

~ Strolling down the garden a few metres opens up the spectacular views of the river valley. The little village just visible is about 7 miles away. Here you will see the hawks and buzzards floating on the air currents and red squirrels racing up and down the tree trunks. There is a wealth of birds and wildlife close at hand.~

Further Potential

The renovation work still continues on the house and there is further potential for anyone wishing to open Chambre d'Hotes or Gites. Or, how about running Painting or Sculpting Holidays. As all the rooms are so large, some could always be divided into smaller bedrooms and there is so much that could be done with the Barn and Hayloft..

The Area

In Auzances, just 6 klms. away you will find all the necessary local shops and garages as well as a very good supermarket. All your local needs are catered for here. We are also handily placed for the larger towns of Montlucon (35 mins) and Gueret (40 mins)and we just love to go to Clermont Ferrand especially on the most beautiful journey on the minor roads. That takes just over an hour to the centre but the drive is just wonderful and the scenery just spectacular. In Clermont you have access to the boating, swimming and fishing in the lakes as well as trecking and all the outdoor pursuits in the summer. In the winter there is always the skiing other winter sports. All only just over an hour away.
